Villa Capena usage rules and contract

Villa Capena is a private property to be enjoyed with respect, care and responsibility. These rules protect the guests, the villa, the pool, the park and the quality of the experience.

Before entering the villa, the contract must be reviewed, accepted and signed by the person responsible for the booking, whether for stays, pool use, private events or film productions.

Villa Capena contract

The contract governs the temporary use of the villa and must be read and signed by the person responsible for the booking before entering the property.

The document contains the terms relating to duration, amounts, security deposit, maximum number of guests, pool use, liability, music/SIAE, noise, prohibitions, penalties and the signatures of the parties.

A private villa to enjoy with respect

Villa Capena is provided for private and exclusive use. Every guest must respect the spaces, furnishings, park, pool and the instructions provided by the property.

The person making the booking is responsible for the conduct of the guests, safety, correct use of the location and compliance with the signed contract.

Main rules

The rules apply to stays, pool use, private events, use of the park and film productions.

Private use of the villa

The villa is provided exclusively for the agreed use and may not be opened to the public, advertised as a public event or used for unauthorised activities.

Agreed number of guests

The maximum number of people must be agreed before arrival and may not be exceeded. Unauthorised guests may result in penalties or termination of use.

Respect for the property

Indoor and outdoor areas, the pool, furnishings, lawn, barbecue and equipment must be used with care and returned in proper condition.

No transfer of use

The use of the villa may not be transferred to third parties, unauthorised access may not be organised and the property may not be used for purposes other than those agreed.

Pool usage rules

The pool is private and unsupervised. Its use requires care, caution and constant supervision.

Unsupervised pool

There is no lifeguard service. Use is under the responsibility of the renter.

Supervision required

Guests in the pool area must be supervised at all times.

Minors must always be accompanied

Unaccompanied minors are not permitted to use the pool.

1 adult for every 2 minors

There must be at least 1 adult for every 2 minors, with continuous and direct supervision.

Music, SIAE and noise

Any use of music may require SIAE compliance, including through speakers, radio, TV, YouTube, streaming or similar devices.

Municipal regulations concerning noise, permitted hours and the peace of the surrounding area must also be respected.

Liability and penalties

The person responsible for the booking is liable for any damage to people, property, the pool, furnishings, garden, structures and equipment.

In the event of serious violations, exceeding the agreed number of guests or unauthorised use, penalties may be applied and amounts may be withheld from the security deposit.

Strict prohibitions

Public access

The villa may not be opened to the public.

Ticket sales

Any form of ticketing or paid admission is prohibited.

Unauthorised activities

Commercial activities, services or uses that have not been agreed are not permitted.

Subletting

Granting third parties the use of the villa is prohibited.
